In the latest episode of DEALS with Gonçalo Almeida, we welcomed André Afonso, real estate developer, strategic investor, and partner at Harbor Partners, whose unique journey is marked by his ability to find value where few see opportunity.

Although he began his academic path in Dentistry, it was in real estate and the family business that he found his true calling. André shares with us the turning point—when he realized that his role was still to build, but in a different way: through assets that transform communities and create real value.

📍 With dozens of commercial assets under management in Portugal, his specialty lies in strategic acquisitions, many of them in insolvency contexts. A demanding process, where he highlights the importance of agility, deep analysis, and negotiation skills.

We also talked about the importance of directly managing construction work, a choice that demands time and dedication but, according to him, allows for significant savings and greater predictability in project execution.

In a sector where “the deal is in the purchase”, André explained his methodology for spotting opportunities, assessing risk, and executing quickly. No romanticism: the market does not forgive distractions, but rewards those who are prepared to decide based on data, instinct, and experience.

💬 He also shared the biggest challenges he has faced, the mistakes that taught him the most, and left practical advice for those looking to take their first steps in the industry—especially at a time when many see more risk than potential.

At Harbor Partners, we believe that real estate continues to be one of the greatest platforms for value creation in Portugal—but it requires vision, discipline, and the courage to act when others hesitate. André embodies that spirit: determined, pragmatic, and deeply connected to the field.
